The What Can You Afford Calculator


 

The most important decision you can make BEFORE looking at homes is deciding how much you can afford to spend.  The next step you need to take (also before looking), is to talk with your lender and be sure that he agrees with your calculations, and that the two of you are on the same page as far as the amount of money he will be willing to lend.  Then you absolutely must get a pre-approved letter from the lender that you can share with your REALTOR® or seller whose property you want to make an offer on.  This could save you a lot of heartache later on so that someone else doesn't buy a property out from under you while you are trying to get a loan, or you don't get your heart set on a property that wouldn't serve your best interest.
